South Carolina Mechanic's Liens

When a material supplier or contractor believes that they are owed money related to a construction project they may choose to file a mechanic's lien. In South Carolina a mechanic's lien is a legal mechanism where a provider of goods or labor used to improve real estate may record a lien at the Courthouse or Register of Deeds office. Once a mechanic's lien is filed they have a limited amount of time to file for a foreclosure on your property where they will ask a Court to pay them the debt out of the proceeds of the Court supervised sale.

The advantage of a mechanic's lien for the claimant is that it gives them a lien against the property up front, without having to file a lawsuit or prove their case first. When they file for the foreclosure whichever side loses the lawsuit may have to pay the other side's legal expenses. If a contractor or supplier misses the time deadlines to file a mechanic's lien they still may file a debt collection lawsuit. We help our clients file and respond to mechanic's liens.

South Carolina Construction Defect Litigation

A construction defect can be a major negative factor on the value of your home or building. Whether your problem relates to the plumbing or electrical system, flooring or framing if there is a problem not corrected by the builder that you can see there may be many more you cannot. By challenging the poor workmanship and quality of construction that you received we can help you resolve your claim against the builder, material suppliers and others responsible for your damages. We help our clients initiate and respond to claims of construction defects.
